Income tax
The calculator uses the Idaho State Tax Commission's annual percentage withholding table, document EPB00744, revised July 23, 2026. Single filers and heads of household are charged 5.3% of wages above $16,100. Married filers are charged 5.3% of wages above $32,200. The rate is the 5.3% flat rate in Idaho Code §63-3024.
The estimate ignores credits, itemized deductions, business income, and the separate lines on Form 40. It is not a filed return. Check the current table at tax.idaho.gov.
Worked example: married filing, $120,000 of wages. Taxable amount is $87,800. Tax is $4,653.40.
Homeowner's exemption
For a primary residence, the exemption is 50% of the home value up to $125,000, under Idaho Code §63-602G. A $200,000 primary residence exempts $100,000. A $400,000 primary residence exempts $125,000, not $200,000. If the home is not a primary residence, the exemption in this calculator is zero.
You apply with the county assessor. House Bill 843, effective January 1, 2026, changed filing and proration. It did not change the $125,000 cap. Read the Tax Commission page before relying on a deadline: homeowner's exemption.
Property tax
Taxable value is the home value minus the exemption. Tax is that value times the certified total levy for one code area. Levies are per dollar of taxable value.
Ada County figures come from the Treasurer's 2025 Code Area/District Listing, certified October 30, 2025. Canyon County figures come from the Treasurer's 2025 tax rates by code area. The district lines on each city page add up to the certified total.
- Boise uses code area 01.
- Meridian uses code area 03-15.
- Eagle uses code area 05-19.
- Kuna uses code area 04-1.
- Star uses code area 07-2.
- Garden City uses code area 06-1.
- Nampa uses code area 002-00.
- Caldwell uses code area 001-00.
- Middleton uses code area 004-00.
A city is not a code area. Fire districts, cemetery districts, and community infrastructure districts change the bill from one street to the next. Coeur d'Alene, Post Falls, Idaho Falls, Twin Falls, Pocatello, and Moscow do not have a levy in this edition.
Worked example, primary residence valued at $503,852, which is the August 2026 Boise index rounded to the dollar. Code area 01 estimates $3,486.28. The same value in Meridian code area 03-15 estimates $1,696.84.
Housing
Home values are the Zillow Home Value Index for all homes, smoothed and seasonally adjusted, mid-tier, at city level. Rents are the Zillow Observed Rent Index, smoothed, all homes plus multifamily, at city level. Both series are dated August 31, 2026, and the prior point is August 31, 2025. Pages round to the nearest dollar. These are indexes, not the median closed sale and not a listing.

What this edition does not do
- It does not estimate another state's income tax, except to say that Washington and Texas do not tax wages.
- It does not include insurance, utilities, HOA dues, or mortgage insurance.
- It does not use a mortgage rate of its own. You type a rate, or the payment stays blank.
- It does not scrape listing services, and it does not sell the data.
